Lived here since 1992. The neighborhood was awesome then took a strange downturn around 1998, but post Katrina and post Financial crisis, it's experienced a renaissance. Probably not that different from other formerly marginal suburbs, the neighborhood has benefitted from the foreclosure crisis where new homeowners have rushed into the neighborhood buying homes all cash for $65,000. The average home ownership rate of 75% exceeds some of the higher priced neighborhoods in the area.
The front in the x flood zone tends to be better than the other areas. The back tends to drag on the neighborhood as the altitude is maybe 3-4 ft lower than the front and foundations can be unstable, impacting housing prices and insurance costs.
The areas north of Eastview will exhibit the best stability and crime/safety.

I've been living here for 6 years. It's a really nice suburb. Some of the children misbehave and steal out of unlocked cars, but simply locking your car will alleviate that. The roads are not bad. The only reason why I couldn't give Woodmere 5/5 stars is because our neighborhood supermarket recently closed down.
I would like for this neighborhood to have better public schools. The crime rate is kinda average. It's not as bad as New Orleans crime rate.
