My experience here has been lovely. I have now lived here for 9 years and I love the wide streets perfect for bike riding. The neighbors have been very kind and there is a strong sense of community here where we have a council that creates events to bring everyone together as well as protect the city. There is a cute little town center where there are a variety of small businesses, grocery stores, and restaurants with delicious food! It is perfect, also there is a local farmers market every Sunday bringing fresh produce and other business start-ups.
Toluca Lake is a wonderful city to live and raise a family. There are lots of young family moving into the area. Toluca Lake is an affluent neighborhood that splits into two city Los Angeles and Burbank. Home property value on the Los Angeles and Burbank side of Toluca Lake are extemely high and expensive compare to other affluent SFV neighborhood. There are two lakes, Los Angeles and Burbank side. I tend to prefer homes on the Burbank side of Toluca Lake, cause you get the Burbank amenities and “Toluca Lake” address. When houses comes up for sale, they don’t last very long on the market. There’s a waiting list to buy homes in Toluca Lake. People “love” the Toluca Lake address, cause your neighbor is mostly a famous celebrity. Celebrities lives on both the Burbank side of Toluca Lake and Los Angeles side.
Wonderful, awesome place to live if you can afford the rent or to buy a home! Toluca Lake has a lot of history going all the way back to the old movie studio days when Bob Hope had an estate here, as well as more recent stars such as Just Bieber (rumor has it he paid $44,000 per *month* to live in one of the nicest homes here). Anyway, my biggest complaint is there are sections of the city with no sidewalks and if you walk a lot, you may be forced to walk on neighbors' yards. Other than the high taxes everyone in California pays, there's really no complaints. People *love* the Toluca Lake address as it immediately conjurs up images of the rich and elite. Not to worry, there are plenty of nice apartmens and homes for far, far less than what Bieber pays!
I like how clean it is. The people are friendly as well as dog friendly. Everything is nearby, you have a Trader Joe’s, tons of eating places like Sweet Salt, Lemonade, Chipotle, Thai food, Chinese, Italian, Mexican, Le Pain Q, Starbucks, Tokoya. You have multiple banks around like Chase, Wells Fargo among others. In addition, you have nail salons. There is even a Dry Bar
I love my neighborhood. It's very safe and quiet. It's right between the Valley and the city, which makes it easy to get the best of both worlds.
Toluca Lake feels very safe, and I feel comfortable going places no matter the time of day. It is a cozy neighborhood and everyone is respectful of others.
This is a great neighborhood full of industry professionals. The main drag of Toluca Lake has some great restaurants, fun bars, and a very handy Trader Joe's. I walk through this neighborhood daily and we spend a lot of free time in the area. Overall, it is a clean, pretty place to live. I love the location, as it's not too hard to get downtown, to Pasadena, or up to Santa Clarita from here.
