East Oak Lane is almost certainly the most undervalued neighborhood in the City of Philadelphia... The East Oak Lane Community Action Association should actively move to have the neighborhood designated a historic district (it will increase property values)... This would be wise before overdevelopment engulfs this precious gem... It is the ONLY neighborhood in the City of Philadelphia that is predominantly African American with large numbers of single family DETACHED houses with large yards (i.e. think Chestnut Hill, West Mt. Airy, East Falls, Overbrook Farms but instead with a predominantly African American population of homeowners)...
Have lived in East Oak Lane for over 20 years. Absolutely love the charm of the neighborhood. Tree lined streets, quiet atmosphere, and aside from basic petty crime (leaving car doors open for kids to find...yes, it happens!), not much goes on around here. I am a woman and feel perfectly safe walking around at night. However, you would probably need a car as you are basically in the suburbs (just next to montgomery county), but without the high taxes and with close access to the melrose park train station and fernrock (subway) for a quick ride to center city.
Grew up in East oak lane and moved back 10 years ago. It's a hidden gem if you want to live in the city, but still have that quiet suburban feel. It's only a few blocks from the suburbs of Montgomery county without the astronomical taxes. You can get a beautiful large house with a big yard for bargain prices (for now). Its quiet and peaceful at night. Friendy neighbors. Theres a sense of community here and we have a great neighborhood association. Safe - nothing much happens here and I walk my dog at 11pm every night (even see foxes deer and wildlife). Its mostly made up of big Victorian houses with tree-lined streets. Just as in the suburbs, it does help to have a car. But the Melrose park train station and fernrock station (subway) provide a quick 15-20 minute ride to center city. If you are looking for a place that you can walk to a bunch of restaurants and shops, you may need to go to more populated areas of the city.
