High Springs is rapidly losing its small-town charm. It is undergoing rampant development and the new homes are built side by side and there's been a massive destruction of trees to do so. The downtown is noisy with trucks and lots of fast drivers. It is looking more and more like south Florida each week.
It is also a very conservative community with deep pockets of poverty. There seems to be very little concern among the elected officials about the ecological quality of the springs and river near it--what makes it the real reason to visit or live here.
My fear is that like so many small towns in Florida, this place is approximating one of very few rich people and an overwhelming majority of lower-income people shopping and dining at chain stores and fast food restaurants.

There is a housing shortage, including rentals houses and apartments. A couple of dollar stores and one grocery store, but no department stores, furniture stores, clothing stores, book stores, coffee shops. Two restaurants that stay busy. It's a small town that lacks zoning and infrastructure. The roads are not maintained. Access to the internet is horrible -- a frequent source of complaint among residents and visitors.
This is an adorable quaint little town, truly an old time treasure. High Springs has many little thrift shops, antique shops, and great restaurants. The Great outdoors and the Talented Cookie bakery are just two of the great places to eat in High Springs. The people are all pleasant and helpful, a good mix of ages ranging from college students (from nearby University of Florida) to elderly (High Springs and Gainesville tend to be a spot for “snow birds.”) Overall High Springs always offers an enjoyable and unique experience to anyone visiting.
