It started out as a great place to live, but over the last several year, the infrastructure has deteriorated. The drainage system hasn't kept up with the new building they are approving, most of the roads are not driver friendly and the city officials just say the city is broke and cant afford to fix these problems while paying outrageous amounts to the cities upper management. After historic flooding during Hurricane Harvey and TS Imelda, many sold their houses in as is condition and moved, so it is no longer the small town with a family feel I gave it 3 stars because it is still in a good school district and with better management, has the potential to be a good place to have a family.

Small town in Texas. Not much to come here for besides the great education provided by public schools within PNGISD. Good place to live if you're looking for jobs in the oil/refinery as there are plenty of refineries within a short driving distance!
It's a safe and quiet place to live, I would like more fun things to do. The school system is phenomenal but there isn't a lot of diversity in restaurants, too much tex-mex and not much of everything else. Overall a nice place to live, but you have to go to Beaumont or Houston to have fun. The transport system is completely terrible, there is a lack of sidewalks and bicycle roads.
